Architects are not operators, and in most cases, they are not designers either.

The Architecture financial model resembles many aspects of a law firm. Charging for time, with revision, after revision.

It financially benefits the architects or design firm for you to not know what you exactly want , which also means not knowing where you will end up and at what cost.

Unfortunately, Architects aren’t experts in hospitality operations, and outside of architectural design , most firms do not know what’s “trending” inside the hospitality industry. Most importantly, many newer operators “see” local architects as their designer and expert in space planning and hospitality design.

Simply put, it’s why so many operators and staff members stand behind the bar of a restaurant or the front desk of a hotel, and say “This makes zero sense, why did they build it like this?”

Bottom line: The architecture industry is engineered to “take longer than needed” to benefit only one side of the relationship.

Most new and experienced operators go through a design and “revision” process that allows the architect or firm to show you their take on the space you are developing. They suggest many options. Diving through these layers can take many months and typically adds cost as the layouts directly affect every element of what you build (1st generation) or re-build (2nd generation) spaces. The way hospitality venues have been designed and built for eons generally has one path.

Yes, every city and state have its own permitting process and laws that must be abided by.

Every city, county, or state requires an Architect of Record (AOR) to ensure all building code and permits are correct and approved before submitting to authorities for sign off.

Our first step in the process is most firm’s last step. Our team builds your vision in Schematic design in 2D and 3D from the Top Floor to the bottom floor, from FOH to the BOH, in the very beginning. This allows you to reverse engineer the traditional process, and understand the business before you start diving deep into schematic design and building.

We will work with your local AOR to expedite the workload and make sure all local and national codes are met for safety and operations.

Bottom line: We do not charge for time. We charge for results and deliverables on the

tightest timelines in the United States.
